In order to attract companies to invest in Greenville and create quality jobs, the city needs an inventory of quality industrial sites. Greenville engaged Creative EDC to conduct a site analysis and advise the city on the best options for industrial property development. With the assistance of city staff, Creative EDC investigated a host of development factors including acreage, flood plain, zoning, topography, location of water bodies, current use, watershed, transportation access, ownership, tax value, and other factors. In addition, each of the 15 sites were visited to view accessibility, surrounding land use, marketability, and curb appeal. Each site was also evaluated using our proprietary site assessment tool, CreativeSiteAssessment.com. We prioritized four sites for development and recommended the other sites for residential, retail, and light commercial. Greenville allocated funding for site development and is moving forward with the priority sites.
